Planning - Housing Developments

The Problem:
A draft local plan identified a number of potential housing sites largely owned by the local authority.   The clients’ site was not identified for development.

The Solution:
The objective was to replace one or more of Council identified sites with the clients’ site.   Along with other members of team we needed to analyse key issues with a view to identifying the relative strengths and weaknesses of the clients’ site in comparison to others.  Having done this we “targeted” certain of the Council sites and objected to their selection.  At the Local Plan Inquiry evidence was lead concentrating on key issues to promote our clients’ site and challenge Councils sites.   Owing to the length of the Inquiry (over three months) considerable effort had to be made in relation to timetabling the presentation of our clients’ case including sharing advocacy with Senior Counsel.

The Outcome:
The Reporter upheld the objection to the Council’s failure to identify our clients’ site and recommended that it be proposed for housing development in place of two sites identified by the Council.
